South East London

Those areas sit across Richmond upon Thames, Wandsworth, Lambeth, Southwark, Merton, Kingston upon Thames, Elmbridge, Greenwich, Lewisham, Bromley, Sutton, Croydon and Epsom and Ewell. Crystal Palace is the odd one: five boroughs meet on that hill, which is why an SE19 address can sit in a different one from the house across the road. A second opinion before you replace anything

Worth checking before you spend anything.
The commonest symptom here is hot water that has gone lukewarm and unpredictable while the heating carries on perfectly. It reads like a dying boiler. It usually is not one. In a combi it is the plate heat exchanger, furred with scale. On a stored system it is the cylinder coil, the immersion element, or the motorised valve that diverts to the tank. Each of those costs a fraction of a new appliance. Each of them gets mistaken for the appliance. The mistake is expensive in both directions. A boiler gets replaced and the symptom survives, because the fault was in the tank. Or a part gets fitted to a boiler that was working, the problem returns, and it is paid for twice. We check before we condemn. The rate is agreed on the phone, the engineer runs a full diagnostic, and you get a written breakdown before a spanner is lifted. If the answer really is a new boiler we will tell you plainly, and if it is not, we will tell you that too, and there is nothing to pay for being told.
Did you know Scale drops out of solution faster the hotter the water gets. A combi set to deliver taps at 65 degrees furs its plate heat exchanger noticeably faster than one set to 50, which is still hot enough to scald. Turning that dial down costs nothing and is the most effective thing a householder can do between services.

Most firms will not touch an unvented cylinder

It is a separate qualification, and this is where the housing needs it most.
It needs a separate qualification. An unvented cylinder is a pressurised store, so it carries safety devices, and working on one is notifiable. That takes a G3 qualification on top of Gas Safe registration. Plenty of firms hold one and not the other. So a call about a cylinder turns into two visits from two trades. Or into a recommendation to replace the boiler, because the boiler is the part they are allowed to touch. Our engineers hold both, so the boiler and the cylinder are one visit and one charge. That matters more here than almost anywhere. Richmond, Kingston, Esher, Dulwich, Chislehurst and Blackheath all run heavily on stored hot water. In Esher and Claygate a plant room with more than one appliance is common.
Water running from a pipe outside? If it is coming from a tundish, the cylinder is discharging and one of its safety devices has failed. Turn the boiler off, isolate the cold feed if you can find the stopcock, and call. It is not something to leave, and it is certainly not something to cap off. See unvented cylinder repair.

Weak hot water is usually the mains, not the boiler

It is the one thing a cylinder cannot be talked into.
An unvented cylinder runs off the incoming mains, so it needs pressure and flow to deliver anything at the tap. A vented tank in the loft does not care, because gravity does the work. Thousands of these houses swapped one for the other, and the mains became the limit. On higher ground a weak supply shows itself first. That means Crystal Palace, Sydenham and Forest Hill, and up onto the Downs at Coulsdon and Purley. The symptom is a shower that was fine for years and is now poor. The cause is often nothing to do with the cylinder or the boiler. Measure it before anybody sells you an appliance to fix it.

What hard water is doing to your boiler

And it is the one thing a yearly visit genuinely prevents.
It is furring the part that makes your hot water. London water comes off the Thames and the Lea, both of which run through chalk. It measures roughly 277 milligrams of calcium carbonate per litre, and that figure is much the same across the city. It is hard enough to fur a plate heat exchanger faster than your boiler manual assumes. That is why so many London boilers lose their hot water years before they lose anything else. Two parts stop it, and they do different jobs. A scale reducer on the mains protects the hot water side. A magnetic filter on the return catches the magnetite that blocks exchangers and seizes pumps. Both go in during a yearly service, at which point the boiler stands a real chance of outliving its guarantee.

Safety
If you smell gas: do not touch any switches. Open the windows, leave the property, then call the National Gas Emergency Service on 0800 111 999. That line is free and open 24 hours. Call them before you call us. If a carbon monoxide alarm is sounding: get everyone out immediately, then call 999 if anyone feels unwell. Do not go back in until the property has been ventilated and checked. If the boiler locks out repeatedly: try one reset. If it locks out again straight away, stop. Repeated resets hide a fault that is still there, and on a gas appliance that is not a risk worth taking. Under the Gas Safety (Installation and Use) Regulations 1998, only a Gas Safe registered engineer may work on gas appliances. Never open the boiler casing yourself.

Common questions

Which areas do you work in south of the river?

All of them. The areas listed above have a page of their own because the housing there has a pattern worth writing about, but an engineer attends every postcode south of the river. Do you work on unvented cylinders, or only combis?

Both, and the cylinder side is a large part of what we do here. Unvented work is notifiable and needs a G3 qualification on top of Gas Safe registration. Our engineers hold both, so it is one visit and one charge rather than two of each. Our unvented cylinder repair page explains what is involved.

Water is running from a pipe outside. What is that?

It is not something to leave and it is certainly not something to cap off. That is an emergency call-out, not a booking for next week.

My shower has gone weak but nothing has broken. Why?

On an unvented system the incoming mains does all the work, so pressure and flow at the street decide what you get at the tap. On higher ground that shows itself first. It is measurable in a few minutes, and if the mains is the limit then an accumulator or a pump solves it, where a new appliance would not.

Will I know the cost before you start?

Yes. The rate is agreed on the phone before anybody sets off, and the engineer gives you a written breakdown of the fault, the part and the labour before any repair begins. Nothing goes ahead until you have seen it. Our costs guide sets out what actually drives the figure.

Do you charge more for one area than another?

No. The rate is the rate and it is agreed before we set off. What varies between one call and the next is availability, never price, and we will tell you which it is when you ring.

What if the boiler is not worth repairing?

We tell you, and there is nothing to pay for being told. Age alone does not decide it, the failed part does. If replacement genuinely is the better spend we will say so, and our boiler replacement page sets out what that involves.

Are you available at night and at weekends?

The line is answered 24 hours a day by a technical customer service member, not a call centre reading from a script. In the middle of the night we will tell you honestly whether it is a tonight job or a first thing in the morning job.
