Every borough, and the City. We work in Westminster, Kensington and Chelsea, Camden, Islington, Hammersmith and Fulham, Wandsworth, Lambeth, Southwark, Barnet, Ealing, Richmond upon Thames, Kingston, Greenwich, Bromley and Sutton. We work in every other borough too, and in the City. Some areas below have a page of their own. That is only because the housing there follows a pattern worth explaining. Large period houses kept their hot water cylinders. Mansion blocks run on shared pipework. Chalk ground changes what the water does to a heat exchanger. Repeating the same page with the name swapped would help nobody. If your area has no page, it makes no difference to whether we come. Ring and tell us the address.

One rate, every postcode

The rate is agreed before anybody sets off and it is the same at every address. What changes is how soon we can get to you, and we tell you that on the call.

Central and prime London, every week

It is a large part of what we do.

Mayfair, Belgravia, Knightsbridge, Marylebone, Fitzrovia, Bloomsbury, Pimlico, Bayswater, Soho, Covent Garden, Holborn, Clerkenwell and the City are all on the round. Central work brings its own problems. The plant sits in a basement. There is a porter to book in with, and a managing agent who wants paperwork before anyone gets past the front desk. In a mansion block the fault is sometimes in the shared riser, not in your flat at all. We check that before we start taking a working boiler apart.

Flats and period conversions: the boiler is often modern while the pipework is the original house system, older and dirtier than any manufacturer assumes. It is why a new part sometimes fails to fix anything and a power flush does.

Unvented cylinder repairMost firms will not touch it. Ours are G3 qualified as well as Gas Safe, so the boiler and the cylinder are one visit and one charge.
Boiler servicingThe visit that stops next winter's breakdown. A scale reducer and a magnetic filter go in while we are there, which in London water is worth more than the service.
Power flushingFor radiators cold at the bottom and a boiler that bangs. It fixes the cause rather than replacing the part the sludge broke.
Boiler replacementOnly when the arithmetic says so. We will tell you a boiler is worth keeping, which is not what everybody quoting you will say.

Safety

If you smell gas: do not touch any switches. Open the windows, leave the property, then call the National Gas Emergency Service on 0800 111 999. That line is free and open 24 hours. Call them before you call us. If a carbon monoxide alarm is sounding: get everyone out immediately, then call 999 if anyone feels unwell. Do not go back in until the property has been ventilated and checked. If the boiler locks out repeatedly: try one reset. If it locks out again straight away, stop. Repeated resets hide a fault that is still there, and on a gas appliance that is not a risk worth taking. Under the Gas Safety (Installation and Use) Regulations 1998, only a Gas Safe registered engineer may work on gas appliances. Never open the boiler casing yourself.

Common questions

Do you cover my area?

Yes. We work right across London, every postcode, north and south of the river. Some areas have a page of their own because the housing there has a pattern worth writing about, and that is the only thing the lists above tell you. If yours is not on them, ring and tell us where you are.

Do you cover central London?

Every day. Mayfair, Belgravia, Knightsbridge, Marylebone, Fitzrovia, Bloomsbury, Clerkenwell, Pimlico and the City are all on the round, along with the mansion blocks and period conversions that come with them. Access, porters and shared risers are routine for us rather than a reason to reschedule.

Why do only some areas have a page?

Because a page is only worth reading if it says something specific. Where the housing has a pattern we can explain, large period houses with stored hot water, mansion blocks on shared pipework, ground that changes what the water does, we write it up. Repeating the same page with the name swapped would help nobody and would not change where we go.

Do you charge more for one area than another?

No. The rate is the rate and it is agreed on the phone before anybody sets off. What varies between one call and the next is availability, never price, and we will tell you which it is when you ring. Our costs guide sets out what actually drives the figure, which is the part rather than the postcode.

My radiators are hot but there is no hot water. Do I need a new boiler?

Almost certainly not. In a house with a cylinder, heating working and hot water gone points at the cylinder side rather than the boiler: the thermostat, the motorised valve that diverts to the tank, or the immersion element. What if the boiler is not worth repairing?

We tell you, and there is nothing to pay for being told. Age alone does not decide it, the failed part does. If replacement genuinely is the better spend we will say so, and our boiler replacement page sets out what that involves.

I am a landlord with properties in several parts of London. Can you do them all?

Yes, and it is one number for all of them rather than a different firm each side of the river. A gas safety certificate and any repair the appliance needs are done on the same visit where the appliance passes, so a let property is not off the market twice.

Are you available at night and at weekends?
