Two boiler markets in one postcode

And in a good part of CR0 there is no gas at all.
Croydon splits more sharply than anywhere else on our list. The town centre and Waddon carry more tall residential blocks than any other part of south London, most of them purpose built or recently converted. Out towards Shirley, Addiscombe and Spring Park it is 1930s semis and detached houses, almost all of which kept a cylinder in an airing cupboard. The newer blocks are frequently all-electric by design. There is no gas riser in the building and no meter in the flat, so what heats the property is an electric flow boiler, or a cylinder on an immersion, or panel heaters with a separate hot water store. None of those is a gas appliance and none of them shows a gas fault code. That is worth establishing before you ring anybody. A firm that only works on gas will attend, look at it, and leave. It is the commonest wasted visit in this postcode, and the answer takes ten seconds: if there is no gas meter and no flue outside, you do not have a gas boiler. We repair both, so it changes which engineer we send rather than whether we come.
Did you know An electric flow boiler is limited by the flat's electrical supply rather than by the appliance. A 9 kilowatt unit on a 40 amp circuit cannot deliver what a gas combi does, however new it is, so a disappointing shower in an all-electric flat is often a supply question rather than a fault. Worth knowing before anybody sells you a replacement.

No hot water, and three different answers

Which one applies depends on what heats the water.
In a Shirley or Addiscombe house with a cylinder, heating that works and hot water that does not points at the cylinder side: the motorised valve that diverts flow to the tank, the cylinder thermostat, or the immersion element. Each costs a fraction of a new appliance. In an all-electric flat the same complaint usually means the immersion element itself, or the timer that controls it, because there is no boiler in the picture at all. That is a smaller job than most people expect and it is not a new electric boiler. And on an electric flow boiler, no hot water with the heating still working points at the diverter or the PCB rather than the heating element, because a failed element takes out both at once. An unvented cylinder is a pressurised store, so working on one is notifiable and needs a G3 qualification on top of Gas Safe registration. That applies whether the heat comes from gas or from electricity, which is why an all-electric flat with a cylinder still needs somebody qualified. Our engineers hold both. Water running from a pipe outside? If it comes from a tundish, the cylinder is discharging and a safety device has failed. Turn the boiler off, isolate the cold feed if you can find the stopcock, and call. That is an emergency, not a booking for next week.

What hard water is doing to your system

On an immersion element it is worse than on a boiler.
London water comes off the Thames and the Lea, both of which run through chalk. It measures roughly 277 milligrams of calcium carbonate per litre, and that figure is much the same across the city. Where it lands is what differs. In a gas combi it furs the plate heat exchanger. In a Shirley house that kept its cylinder it coats the coil inside the tank. On an electric immersion element it forms directly on the element itself, which is the hottest surface in the whole system, so scale builds there faster than anywhere and an element in an all-electric flat has a harder life than the same part in a gas-heated house.
Two parts stop it, and they do different jobs. A scale reducer on the mains protects the hot water side. A magnetic filter on the return catches the magnetite that blocks exchangers and seizes pumps. Both go in during a yearly service, and a power flush deals with what is already in there.

Repair or replace

Age does not decide it. The failed part does.
A pump, a diverter valve, a thermostat or a fan is a repair on almost any appliance, whatever its age. A failed main heat exchanger on a boiler well past ten years is the point where the arithmetic stops working, and we will tell you that rather than sell you the repair. In an all-electric flat the replacement question needs one answer first: what the electrical supply to the property will actually carry. A larger electric boiler on a circuit that cannot feed it is not an upgrade, and no appliance can exceed the amps available to it. That is measurable, and it is the cheapest test in this trade. If you smell gas: do not touch any switches. Open the windows, leave the property, then call the National Gas Emergency Service on 0800 111 999. That line is free and open 24 hours. Call them before you call us. If a carbon monoxide alarm is sounding: get everyone out immediately, then call 999 if anyone feels unwell. Do not go back in until the property has been ventilated and checked. If the boiler locks out repeatedly: try one reset. If it locks out again straight away, stop. Repeated resets hide a fault that is still there, and on a gas appliance that is not a risk worth taking. Under the Gas Safety (Installation and Use) Regulations 1998, only a Gas Safe registered engineer may work on gas appliances. Never open the boiler casing yourself.
