Mansion flats up the hill, whole houses across the bridge.
Putney is one of the densest mansion-flat areas in south west London. The blocks along Putney Hill, West Hill and the Lower Richmond Road are mostly interwar, purpose built, and share more services than anybody living in them realises. Barnes on the other side is the opposite: a conservation area of whole Victorian houses around the pond and along Castelnau, almost none of them divided.
In a block, the fault is often not in your flat. Purpose built blocks run shared risers, and a communal cold supply feeding every flat above and below you. So low pressure, no hot water, or a boiler locking out on low flow can all originate several floors away. We check the riser before we start taking a working appliance apart, and where a managing agent controls access to the plant we would rather know on the phone than on the doorstep.
Across the bridge in Barnes the diagnosis is the ordinary one for a whole house: a cylinder, motorised valves, two or three zones, and a secondary return keeping the top floor supplied. Six things can fail and only one of them is the boiler.
If your neighbours have the same problem, it is not your boiler. It sounds obvious and it is the single most useful thing anybody in a purpose built block can establish before ringing an engineer, because it moves the job from your flat to the freeholder in one question.
Two different answers, depending on which home you are in.
In a whole house with a cylinder, heating that works and hot water that does not points at the cylinder side. The motorised valve that diverts flow to the tank, the cylinder thermostat, or the immersion element. Each costs a fraction of a new appliance.
In a flat the same symptom often points outside the flat entirely. A shared cold riser losing pressure, an isolating valve closed during work on another flat, or a communal supply that has been drained down will all stop your hot water while your boiler sits there working perfectly. That is a question for the managing agent, and it is worth asking before anybody quotes for parts.
An unvented cylinder is a pressurised store, so working on one is notifiable and needs a G3 qualification on top of Gas Safe registration. The one thing a yearly visit genuinely prevents.
London water comes off the Thames and the Lea, both of which run through chalk. It measures roughly 277 milligrams of calcium carbonate per litre, and that figure is much the same across the city.
Where it lands is what differs. In a Putney flat with a combi it furs the plate heat exchanger and the hot water goes lukewarm. In a Barnes house that kept its cylinder it lands on the coil inside the tank instead. Same water, different part, and on the house side a scaled coil reads as a failing boiler often enough that boilers get condemned for it.

Age does not decide it. The failed part does.
A pump, a diverter valve, a thermostat or a fan is a repair on almost any appliance, whatever its age. A failed main heat exchanger on a boiler well past ten years is the point where the arithmetic stops working, and we will tell you that rather than sell you the repair.
In a flat the replacement question deserves a harder look than usual, because a boiler that is starved by a shared riser will behave exactly the same way once it is new. Establishing whether the fault is inside the flat or outside it is worth doing before anybody quotes, and it costs nothing.

Flat or house?
It is the first thing we ask here, because in a mansion block the fault is often in the riser rather than in your flat. Tell us which and we can usually name the part before anybody sets off.
If you smell gas: do not touch any switches. Open the windows, leave the property, then call the National Gas Emergency Service on 0800 111 999. That line is free and open 24 hours. Call them before you call us.
If a carbon monoxide alarm is sounding: get everyone out immediately, then call 999 if anyone feels unwell. Do not go back in until the property has been ventilated and checked.
If the boiler locks out repeatedly: try one reset. If it locks out again straight away, stop. Repeated resets hide a fault that is still there, and on a gas appliance that is not a risk worth taking.
Under the Gas Safety (Installation and Use) Regulations 1998, only a Gas Safe registered engineer may work on gas appliances. Never open the boiler casing yourself.

If your boiler is showing a code, the make decides what it means. A Worcester Bosch EA and an Ideal L2 are different faults with different fixes, and neither of them on its own means a new boiler. Each brand page lists the codes for that make and what actually causes them.
