The commonest fault here is a setting rather than a part.
NW8 and W9 are stucco villas and red brick mansion blocks, and a very large share of the boilers in them were installed in the last fifteen years by competent people who left the job half done. The appliance is sound, the flue is right, the gas is right, and nobody ever configured it.
A condensing boiler only condenses if the water coming back to it is cool enough. Straight from the factory most run a flow temperature around 75 or 80 degrees, which keeps the return too hot for that to happen. The boiler then behaves like a non-condensing one: it burns more gas for the same heat, it fires and stops far more often than it should, and it wears out sooner.
Turning the flow temperature down to around 55, and enabling weather or load compensation where the appliance has it, costs nothing at all. It is an adjustment inside the boiler. Most households here have never been told it exists, and it is the single cheapest thing we do.
Weather compensation is a small outdoor sensor that lets the boiler run cooler in mild weather and hotter in a cold snap. Most modern appliances support it, a good number were supplied with the sensor in the box, and a surprising number of those sensors are still in the box.
The commonest call from NW8, and it is rarely the boiler.
On a stored system, heating that works and hot water that does not points at the cylinder side. Three usual culprits: the motorised valve that diverts flow to the tank, the cylinder thermostat, and the immersion element. Each costs a fraction of a new appliance and each gets mistaken for one.
A boiler running at a high fixed flow temperature makes one of those fail sooner. The diverter valve is worked hardest on a system that cycles, and a boiler that fires and stops forty times a day is asking far more of it than one that runs long and low.
An unvented cylinder is a pressurised store, so working on one is notifiable and needs a G3 qualification on top of Gas Safe registration. And why running cooler slows it down.
London water comes off the Thames and the Lea, both of which run through chalk. It measures roughly 277 milligrams of calcium carbonate per litre, and that figure is much the same across the city.
Where it lands is what differs. In a combi it furs the plate heat exchanger and the hot water goes lukewarm. On a stored system it coats the coil inside the cylinder. Both happen faster the hotter the surface, which is the other reason a boiler left at 80 degrees ages quicker than one set sensibly: scale forms where the metal is hottest.

Age does not decide it. The failed part does.
A pump, a diverter valve, a thermostat or a fan is a repair on almost any appliance, whatever its age. A failed main heat exchanger on a boiler well past ten years is the point where the arithmetic stops working, and we will tell you that rather than sell you the repair.
Before replacing anything here, ask what the current boiler is actually set to. A great many appliances that get called tired are simply running at a temperature that stops them condensing, and a new one installed the same way will do exactly the same thing at the same cost. Boiler running hot and short?
A boiler left at its factory flow temperature never condenses and cycles all day. Turning it down is free, and it is the first thing we look at.
If you smell gas: do not touch any switches. Open the windows, leave the property, then call the National Gas Emergency Service on 0800 111 999. That line is free and open 24 hours. Call them before you call us.
If a carbon monoxide alarm is sounding: get everyone out immediately, then call 999 if anyone feels unwell. Do not go back in until the property has been ventilated and checked.
If the boiler locks out repeatedly: try one reset. If it locks out again straight away, stop. Repeated resets hide a fault that is still there, and on a gas appliance that is not a risk worth taking.
Under the Gas Safety (Installation and Use) Regulations 1998, only a Gas Safe registered engineer may work on gas appliances. Never open the boiler casing yourself.

For most homes with radiators, around 55 degrees rather than the 75 or 80 it probably left the factory at. That lets the boiler condense, which is the whole point of a condensing appliance. The house still reaches the same temperature; it takes slightly longer to get there and costs less doing it.
No. The thermostat still decides how warm the rooms get. The flow temperature only sets how hot the water going round the radiators is, so they run warm rather than scalding and stay on longer. If any room genuinely struggles afterwards, that room needs a larger radiator rather than a hotter one.
