Which is a fact about the supply rather than a claim about your boiler.

SM1, SM2 and SM3 are mostly interwar and postwar semis and detached houses, a great many of them on their second or third boiler, with a good number of the larger Cheam and Belmont houses still storing their hot water. That much is ordinary. The supply is not. Much of this area is served by SES Water rather than Thames Water, and the source is different: chalk boreholes rather than river abstraction. That is a matter of public record and it is worth knowing, because scale protection is specified against a published figure rather than a general impression. What we will not do is tell you your water is worse than the next borough's. Look up your supplier and their figure for your postcode. Whatever it says, the practical answer is the same everywhere in London: protect the hot water side and catch the magnetite on the return, and do it before a heat exchanger needs replacing rather than after.

Did you know Scale drops out of solution faster the hotter the water gets. A boiler set to deliver taps at 65 degrees furs its heat exchanger noticeably faster than one set to 50, which is still hot enough to scald. Turning that dial down costs nothing and works whoever supplies you.

Heating fine, hot water gone

The commonest call from SM2, and it is rarely the boiler.

On a stored system, heating that works and hot water that does not points at the cylinder side. Three usual culprits: the motorised valve that diverts flow to the tank, the cylinder thermostat, and the immersion element. Each costs a fraction of a new appliance and each gets mistaken for one. On a combi the same complaint is nearly always the plate heat exchanger, furred to the point where the boiler cannot get heat across into the water fast enough. Flushing or replacing it is a fraction of an appliance, and it is the single most common repair we carry out anywhere in London. An unvented cylinder is a pressurised store, so working on one is notifiable and needs a G3 qualification on top of Gas Safe registration. Water running from a pipe outside? If it comes from a tundish, the cylinder is discharging and a safety device has failed. Turn the boiler off, isolate the cold feed if you can find the stopcock, and call. That is an emergency, not a booking for next week.

Hard water, and who actually supplies yours

Look it up rather than take anybody's word for it.

Most of London drinks water drawn from the Thames and the Lea and treated by Thames Water, and it measures roughly 277 milligrams of calcium carbonate per litre. This corner of the city is one of the places where that is not the supplier. Much of it takes its water from SES Water instead, drawn from chalk boreholes rather than from a river. Scale does the same thing wherever it comes from. In a combi it furs the plate heat exchanger and the hot water goes lukewarm and unpredictable while the heating stays perfect. On a stored system it coats the coil inside the cylinder so the tank takes longer and longer to recover. Neither is a failing appliance and both get diagnosed as one.

We are not going to tell you your water is worse than somebody else's. Look up your own supplier and their published hardness figure for your postcode, because it is a matter of record rather than opinion. What we will say is that the answer is the same either way: a scale reducer on the mains and a magnetic filter on the return, both fitted during a yearly service, and a power flush for what is already in there.

Repair or replace

Age does not decide it. The failed part does.

A pump, a diverter valve, a thermostat or a fan is a repair on almost any appliance, whatever its age. A failed main heat exchanger on a boiler well past ten years is the point where the arithmetic stops working, and we will tell you that rather than sell you the repair. Where scale has already taken a heat exchanger, the question is whether the rest of the appliance is sound. An exchanger is a part and it is replaceable. What decides a replacement is whether protection goes in at the same time, because a new boiler on an unprotected supply will arrive at the same place on the same timetable. Safety

If you smell gas: do not touch any switches. Open the windows, leave the property, then call the National Gas Emergency Service on 0800 111 999. That line is free and open 24 hours. Call them before you call us. If a carbon monoxide alarm is sounding: get everyone out immediately, then call 999 if anyone feels unwell. Do not go back in until the property has been ventilated and checked. If the boiler locks out repeatedly: try one reset. If it locks out again straight away, stop. Repeated resets hide a fault that is still there, and on a gas appliance that is not a risk worth taking. Under the Gas Safety (Installation and Use) Regulations 1998, only a Gas Safe registered engineer may work on gas appliances. Never open the boiler casing yourself.

Two parts doing two jobs. A scale reducer on the incoming mains protects the hot water side. A magnetic filter on the return catches the magnetite that blocks exchangers and seizes pumps. Both go in during a service and both cost a small fraction of the heat exchanger they are protecting.

My radiators are hot but there is no hot water. Do I need a new boiler?
