A lot of Wimbledon never converted, and still runs off a loft tank

Which is a different system, with a different set of faults.

The Village and the roads around the Common are large Victorian and Edwardian detached houses, conservation area for much of it, and a good many of them were never converted to mains pressure hot water. They still run the original arrangement: a cold water storage tank in the loft, feeding a vented cylinder below it by gravity.

That system fails in ways an unvented one cannot. The ball valve in the loft tank sticks and the tank overflows or runs dry. The cold feed freezes in a cold snap, because it is running through an unheated loft, and the first sign is no hot water on the coldest morning of the year. And the pressure at a shower is decided by the height of the tank above the tap, not by the boiler, so an attic bathroom in a Village house is always the weakest outlet in the building.

That last one matters because it is regularly misdiagnosed. A weak shower on a gravity system is a pump job or a conversion, not a boiler job, and replacing a perfectly good appliance changes nothing at all.

Lag the loft tank and its pipework and you remove the commonest winter failure in this postcode entirely. It costs very little, it is not a Gas Safe job, and it is the one thing we recommend most often to houses up the hill.

Heating fine, hot water gone

The commonest call from SW19, and it is rarely the boiler.

On a stored system, heating that works and hot water that does not points at the cylinder side. Three usual culprits: the motorised valve that diverts flow to the tank, the cylinder thermostat, and the immersion element. Each costs a fraction of a new appliance and each gets mistaken for one.

On a vented system there is a fourth, and it is above your head. If the loft tank has run dry, frozen or lost its feed, the cylinder has nothing to heat. Everything downstairs looks and sounds perfectly normal, which is why this one gets diagnosed as a boiler fault more often than any other.

An unvented cylinder is a pressurised store, so working on one is notifiable and needs a G3 qualification on top of Gas Safe registration. Plenty of firms hold one and not the other, which is why a cylinder call so often becomes two visits. Our engineers hold both, so it is one visit and one charge. See unvented cylinder repair.

Water running from a pipe outside? If it comes from a tundish, the cylinder is discharging and a safety device has failed. Turn the boiler off, isolate the cold feed if you can find the stopcock, and call. That is an emergency, not a booking for next week.

What hard water is doing to your boiler

The one thing a yearly visit genuinely prevents.

London water comes off the Thames and the Lea, both of which run through chalk. It measures roughly 277 milligrams of calcium carbonate per litre, and that figure is much the same across the city.

Where it lands is what differs. In a combi it furs the plate heat exchanger and the hot water goes lukewarm. In a Village or Wimbledon Park house that kept its cylinder it lands on the coil inside the tank, so the tank takes longer and longer to recover between baths. On a vented system it also silts the base of the loft tank, which is worth looking at whenever anybody is up there.

Two parts stop it, and they do different jobs. A scale reducer on the mains protects the hot water side. A magnetic filter on the return catches the magnetite that blocks exchangers and seizes pumps. Both go in during a yearly service, and a power flush deals with what is already in there.

Repair or replace

Age does not decide it. The failed part does.

A pump, a diverter valve, a thermostat or a fan is a repair on almost any appliance, whatever its age. A failed main heat exchanger on a boiler well past ten years is the point where the arithmetic stops working, and we will tell you that rather than sell you the repair.

In a Village house the replacement conversation is usually really a conversion conversation: whether to move from a gravity fed system to mains pressure at the same time. That is a bigger job than a boiler swap and it is sometimes the right answer, but it should be a decision rather than something that happens by default because a boiler failed.

Weak shower upstairs?

On a gravity fed system that is a question about the tank height, not the boiler. A pump solves it and a new appliance does not, and it costs nothing to establish which you have.

Safety

If you smell gas: do not touch any switches. Open the windows, leave the property, then call the National Gas Emergency Service on 0800 111 999. That line is free and open 24 hours. Call them before you call us.

If a carbon monoxide alarm is sounding: get everyone out immediately, then call 999 if anyone feels unwell. Do not go back in until the property has been ventilated and checked.

If the boiler locks out repeatedly: try one reset. If it locks out again straight away, stop. Repeated resets hide a fault that is still there, and on a gas appliance that is not a risk worth taking.

Under the Gas Safety (Installation and Use) Regulations 1998, only a Gas Safe registered engineer may work on gas appliances. Never open the boiler casing yourself.

No hot water on the coldest morning of the year. What is that?

On a vented system it is very often the cold feed in the loft, frozen. The cylinder has nothing to heat, so everything downstairs looks and sounds normal while the taps run cold. It is not a boiler fault, and lagging the tank and its pipework afterwards prevents it happening again.

The shower upstairs is weak but the kitchen tap is fine. Why?

Because on a gravity fed system the pressure at any outlet is decided by the height of the loft tank above it. An attic or second floor shower has the least height above it and is always the weakest point in the house. A pump solves it. A new boiler does not.

My radiators are hot but there is no hot water. Do I need a new boiler?
