Two details to start. Add your postcode and whether there is a cylinder in an airing cupboard and we can usually tell you the likely part before we attend.

No obligation. If you have a cylinder we tell you whether it is the boiler or the cylinder before any work is agreed.

We use your details only to respond to your enquiry. See our privacy policy.

What happens when you call

Three steps. The first one usually tells us most of it.

  1. Tell us where you are and whether there is a cylinderIt depends which half of SW15 you are in. Flat or house is the first thing we ask, and it decides everything that follows.
  2. You will know what has probably failed, and when we can comeWe tell you the likely part and a realistic slot. If we cannot reach you today we say so on the phone, rather than after you have waited in.
  3. Nothing starts until you have agreed the costThe engineer runs a full diagnostic, then puts the fault, the part and the labour in writing. Parts are guaranteed for a year.

If a repair is not worth doing, we will say so on the phone. Call 0203 868 6134.

ASAP Boiler Repairs engineer diagnosing domestic boiler controls

One postcode, two completely different jobs

Mansion flats up the hill, whole houses across the bridge.

Putney is one of the densest mansion-flat areas in south west London. The blocks along Putney Hill, West Hill and the Lower Richmond Road are mostly interwar, purpose built, and share more services than anybody living in them realises. Barnes on the other side is the opposite: a conservation area of whole Victorian houses around the pond and along Castelnau, almost none of them divided.

In a block, the fault is often not in your flat. Purpose built blocks run shared risers, and a communal cold supply feeding every flat above and below you. So low pressure, no hot water, or a boiler locking out on low flow can all originate several floors away. We check the riser before we start taking a working appliance apart, and where a managing agent controls access to the plant we would rather know on the phone than on the doorstep.

Across the bridge in Barnes the diagnosis is the ordinary one for a whole house: a cylinder, motorised valves, two or three zones, and a secondary return keeping the top floor supplied. Six things can fail and only one of them is the boiler.

Did you know

If your neighbours have the same problem, it is not your boiler. It sounds obvious and it is the single most useful thing anybody in a purpose built block can establish before ringing an engineer, because it moves the job from your flat to the freeholder in one question.

No hot water, and where the fault actually sits

Two different answers, depending on which home you are in.

In a whole house with a cylinder, heating that works and hot water that does not points at the cylinder side. The motorised valve that diverts flow to the tank, the cylinder thermostat, or the immersion element. Each costs a fraction of a new appliance.

In a flat the same symptom often points outside the flat entirely. A shared cold riser losing pressure, an isolating valve closed during work on another flat, or a communal supply that has been drained down will all stop your hot water while your boiler sits there working perfectly. That is a question for the managing agent, and it is worth asking before anybody quotes for parts.

An unvented cylinder is a pressurised store, so working on one is notifiable and needs a G3 qualification on top of Gas Safe registration. Plenty of firms hold one and not the other, which is why a cylinder call so often becomes two visits. Our engineers hold both, so it is one visit and one charge. See unvented cylinder repair.

Water running from a pipe outside? If it comes from a tundish, the cylinder is discharging and a safety device has failed. Turn the boiler off, isolate the cold feed if you can find the stopcock, and call. That is an emergency, not a booking for next week.

What hard water is doing to your boiler

The one thing a yearly visit genuinely prevents.

London water comes off the Thames and the Lea, both of which run through chalk. It measures roughly 277 milligrams of calcium carbonate per litre, and that figure is much the same across the city.

Where it lands is what differs. In a Putney flat with a combi it furs the plate heat exchanger and the hot water goes lukewarm. In a Barnes house that kept its cylinder it lands on the coil inside the tank instead. Same water, different part, and on the house side a scaled coil reads as a failing boiler often enough that boilers get condemned for it.

Two parts stop it, and they do different jobs. A scale reducer on the mains protects the hot water side. A magnetic filter on the return catches the magnetite that blocks exchangers and seizes pumps. Both go in during a yearly service, and a power flush deals with what is already in there.

Heating engineer explaining thermostat controls to a mother and daughter

Repair or replace

Age does not decide it. The failed part does.

A pump, a diverter valve, a thermostat or a fan is a repair on almost any appliance, whatever its age. A failed main heat exchanger on a boiler well past ten years is the point where the arithmetic stops working, and we will tell you that rather than sell you the repair.

In a flat the replacement question deserves a harder look than usual, because a boiler that is starved by a shared riser will behave exactly the same way once it is new. Establishing whether the fault is inside the flat or outside it is worth doing before anybody quotes, and it costs nothing.

Our boiler replacement page sets out what a replacement actually involves, including what changes when a stored system is converted, and the costs guide explains what moves the figure.

That answer costs nothing. It is the one most people ring us for. Call 0203 868 6134.

Nearby areas

Next door to here we cover Richmond and Twickenham and Wimbledon. Everything else is on boiler repair in south London and areas we cover.

These are where we work most, not a boundary. An engineer attends anywhere in north London and south London. Tell us where you are and we will say plainly when we can get to you.

Flat or house?

It is the first thing we ask here, because in a mansion block the fault is often in the riser rather than in your flat. Tell us which and we can usually name the part before anybody sets off.

Safety

If you smell gas: do not touch any switches. Open the windows, leave the property, then call the National Gas Emergency Service on 0800 111 999. That line is free and open 24 hours. Call them before you call us.

If a carbon monoxide alarm is sounding: get everyone out immediately, then call 999 if anyone feels unwell. Do not go back in until the property has been ventilated and checked.

If the boiler locks out repeatedly: try one reset. If it locks out again straight away, stop. Repeated resets hide a fault that is still there, and on a gas appliance that is not a risk worth taking.

Under the Gas Safety (Installation and Use) Regulations 1998, only a Gas Safe registered engineer may work on gas appliances. Never open the boiler casing yourself.

Common questions

Do you cover my street in Putney?

Yes. The names listed above are the ones we hear most, and they are nowhere near a complete list. We work right across London, north and south of the river. Ring and tell us the address and you will get a straight answer about timing.

My neighbours have the same problem. Is it still my boiler?

Almost certainly not, and it is the most useful thing you can establish before ringing anyone. In a purpose built block a shared riser, a communal cold supply or an isolating valve closed during work elsewhere will stop your hot water while your boiler works perfectly. That moves the job to the freeholder or the managing agent.

My radiators are hot but there is no hot water. Do I need a new boiler?

In a house with a cylinder, almost certainly not. That points at the cylinder side: the motorised valve that diverts to the tank, the cylinder thermostat, or the immersion element. All three cost a fraction of an appliance. Our unvented cylinder repair page explains what is involved.

The managing agent controls access to the plant room. Does that hold things up?

Not if we know in advance. Tell us when you ring rather than when we arrive and we will plan the visit around it. It changes nothing about the repair and a great deal about the day.

Do you repair Worcester Bosch and Ideal boilers in Putney?

Yes, and every other major make, including the ones most firms will not touch. Those two are the ones we open most in the blocks. Alpha, Main, Ariston, Ferroli, Vokera and Biasi all turn up here as well, usually because they fit where nothing larger would. If your boiler is showing a fault code, the brand pages explain what it means.

I am a landlord with a flat in SW15. Can you do the certificate too?

Yes, and on the same visit where the appliance passes, so a let property is not off the market twice. See landlord gas safety certificates. If the flat has no gas supply we cover electric boilers as well.

Will I know the cost before you start?

Yes. The rate is agreed on the phone before anybody sets off, and the engineer gives you a written breakdown of the fault, the part and the labour before any repair begins. Nothing goes ahead until you have seen it. Our costs guide sets out what drives the figure.

Are you available at night and at weekends?

The line is answered 24 hours a day by a technical customer service member, not a call centre reading from a script. In the middle of the night we will tell you honestly whether it is a tonight job or a first thing in the morning job.

The makes we see most in SW15

Every major make, and the fault code pages often name the part before you ring.

The split follows the two kinds of home. The mansion flats run combis sized to fit a cupboard, so Worcester Bosch, Ideal and Baxi are what we open most. The Barnes houses run system boilers feeding a cylinder, mostly Vaillant and Worcester Bosch again.

We also work on the makes most firms will not. Alpha, Main, Ariston, Ferroli, Vokera and Biasi all turn up in the blocks, usually because they fit where nothing larger would. Parts for every one of them are still obtainable.

If your boiler is showing a code, the make decides what it means. A Worcester Bosch EA and an Ideal L2 are different faults with different fixes, and neither of them on its own means a new boiler. Each brand page lists the codes for that make and what actually causes them.

The full list is on our boiler brands page, and general repairs are on boiler repair in London.
