Fulham is a combi area, and that changes the fault entirely

Narrow terraces, no cupboard to spare, and most of them converted years ago.

SW6 is late Victorian two storey terraces at very high density, and that density is the whole story. These houses are narrow. On the Peterborough estate and through Munster Village there was never much airing cupboard to give up, so when the cylinders came out for a combi almost nobody put one back. Around Hurlingham and the Fulham Road the mansion flats went the same way for the same reason. So the diagnosis here is the opposite of north London. There is no second appliance to eliminate. One boiler makes the heat and the hot water, and when the hot water goes lukewarm and unpredictable while the heating stays perfect, that is the plate heat exchanger furred with scale. It is a part. It reads like a dying boiler and it is not one. The other local pattern is the loft. A great many of these terraces gained a bathroom up there, which puts a shower two floors above a combi that was sized for the house before the extension. Weak flow at the top is then a question about incoming mains pressure rather than about the appliance, and it is measurable in a few minutes.

Did you know Scale drops out of solution faster the hotter the water gets. A combi set to deliver taps at 65 degrees furs its plate heat exchanger noticeably faster than one set to 50, which is still hot enough to scald. Turning that dial down costs nothing and is the most effective thing a householder can do between services.

Lukewarm hot water, and the pressure that keeps dropping

The two commonest calls from SW6, and neither is usually a new boiler.

Lukewarm and unpredictable hot water with the heating unaffected is the plate heat exchanger. Scale insulates it, so the boiler cannot get heat across into the water fast enough. Flushing it or replacing it is a fraction of an appliance, and fitting a scale reducer afterwards is what stops it happening again. Pressure that keeps dropping is different and it has three usual causes: a leak somewhere on the circuit, a failed expansion vessel, or a passing pressure relief valve discharging outside. Topping it up weekly treats the symptom and hides which of the three it is. Where a cylinder does survive, usually in the larger houses off Parsons Green and in some of the mansion flats, it is often unvented. That is notifiable work needing a G3 qualification on top of Gas Safe registration, and our engineers hold both, so it is one visit and one charge. See unvented cylinder repair.

Water running from a pipe outside? If it comes from a tundish, the cylinder is discharging and a safety device has failed. Turn the boiler off, isolate the cold feed if you can find the stopcock, and call. That is an emergency, not a booking for next week.

What hard water is doing to your boiler

In a combi area this is the fault, not a footnote.

London water comes off the Thames and the Lea, both of which run through chalk. It measures roughly 277 milligrams of calcium carbonate per litre, and that figure is much the same across the city. In a combi it goes straight for the plate heat exchanger, which is the single part standing between the boiler and your hot water. That is why SW6 produces more lukewarm-shower calls than anywhere else on our list: high combi density and hard water in the same postcode. The appliance is usually fine and the exchanger is not.

Two parts stop it, and they do different jobs. A scale reducer on the mains protects the hot water side. A magnetic filter on the return catches the magnetite that blocks exchangers and seizes pumps. Both go in during a yearly service, and a power flush deals with what is already in there.

Repair or replace

Age does not decide it. The failed part does.

A pump, a diverter valve, a thermostat or a fan is a repair on almost any appliance, whatever its age. A failed main heat exchanger on a boiler well past ten years is the point where the arithmetic stops working, and we will tell you that rather than sell you the repair. In a combi area the replacement question comes up sooner, because there is only one appliance and everything depends on it. That is exactly why it is worth asking properly. A scaled plate exchanger, a failed expansion vessel or a passing pressure relief valve are all parts, and all three get quoted as reasons to replace a boiler that has years left in it. Safety

If you smell gas: do not touch any switches. Open the windows, leave the property, then call the National Gas Emergency Service on 0800 111 999. That line is free and open 24 hours. Call them before you call us. If a carbon monoxide alarm is sounding: get everyone out immediately, then call 999 if anyone feels unwell. Do not go back in until the property has been ventilated and checked. If the boiler locks out repeatedly: try one reset. If it locks out again straight away, stop. Repeated resets hide a fault that is still there, and on a gas appliance that is not a risk worth taking. Under the Gas Safety (Installation and Use) Regulations 1998, only a Gas Safe registered engineer may work on gas appliances. Never open the boiler casing yourself.

The loft bathroom has weak flow. Is the boiler too small?

Not always. A combi two floors below a loft shower is working against the incoming mains, and if the pressure and flow at the street are the limit then a bigger appliance changes nothing. It is measurable in a few minutes, and worth measuring before anybody sells you a boiler to fix it.

Do you repair Worcester Bosch and Vaillant boilers in Fulham?
