And a plant room often holds more than one boiler.

KT10 and KT7 carry the highest job value on our list, and the reason is what is in the building rather than what it is worth. Houses of this size do not have a boiler in a cupboard. They have a plant room: two or three appliances, one or two large unvented cylinders, underfloor manifolds, and frequently a separate circuit for an annexe, a pool or a garden room.

Where there is more than one boiler they usually run in cascade. They work as a single system, staged, bringing appliances in as demand rises. That is efficient and it has one consequence worth knowing: when one of them fails, the others quietly cover for it. Nothing looks wrong. The house stays warm through autumn and then falls short on the first genuinely cold week, which is precisely when everybody else is calling too.

So a cascade system needs looking at rather than waiting on. A boiler that has been offline for months shows up in the controller long before it shows up in the house, and finding it in October is a different conversation from finding it in January.

Did you know

A cascade of three smaller boilers is usually more reliable than one large one, because a single failure takes out a third of the output rather than all of it. The trade is that it hides the failure, which is why these systems want checking on a schedule rather than on a symptom.

Two cylinders, two timetables

Which is why one bathroom can go while another stays perfect.

On a stored system, heating that works and hot water that does not points at the cylinder side. The motorised valve that diverts flow to the tank, the cylinder thermostat, or the immersion element. Each costs a fraction of a new appliance.

In a house with two cylinders, each serving its own part of the building, the same fault produces a much more confusing symptom: one wing loses hot water and the rest of the house is unaffected. That is not a boiler fault and it is not a mystery, it is one cylinder circuit out of two, and knowing the layout before we arrive is most of the diagnosis.

An unvented cylinder is a pressurised store, so working on one is notifiable and needs a G3 qualification on top of Gas Safe registration. Plenty of firms hold one and not the other, which is why a cylinder call so often becomes two visits. Our engineers hold both, so it is one visit and one charge. See unvented cylinder repair.

Water running from a pipe outside? If it comes from a tundish, the cylinder is discharging and a safety device has failed. Turn the boiler off, isolate the cold feed if you can find the stopcock, and call. That is an emergency, not a booking for next week.

What hard water is doing to your boiler

On a system this size it does the damage twice.

London water comes off the Thames and the Lea, both of which run through chalk. It measures roughly 277 milligrams of calcium carbonate per litre, and that figure is much the same across the city.

Where it lands is what differs. In a combi it furs the plate heat exchanger. In an Esher or Claygate plant room it lands on the coil inside each cylinder and across every heat exchanger in the cascade, so the same water is working on three or four appliances at once. That is why scale protection and a magnetic filter pay for themselves faster on a large system than anywhere else.

Two parts stop it, and they do different jobs. A scale reducer on the mains protects the hot water side. A magnetic filter on the return catches the magnetite that blocks exchangers and seizes pumps. Both go in during a yearly service, and a power flush deals with what is already in there.

Repair or replace

Age does not decide it. The failed part does.

A pump, a diverter valve, a thermostat or a fan is a repair on almost any appliance, whatever its age. A failed main heat exchanger on a boiler well past ten years is the point where the arithmetic stops working, and we will tell you that rather than sell you the repair.

On a cascade the replacement question is almost never all or nothing. Appliances in a cascade fail one at a time and are replaced one at a time, and a controller that has been staging around a dead boiler for six months will do the same around a new one unless somebody looks at the control strategy as well as the hardware.

Safety

If you smell gas: do not touch any switches. Open the windows, leave the property, then call the National Gas Emergency Service on 0800 111 999. That line is free and open 24 hours. Call them before you call us.

If a carbon monoxide alarm is sounding: get everyone out immediately, then call 999 if anyone feels unwell. Do not go back in until the property has been ventilated and checked.

If the boiler locks out repeatedly: try one reset. If it locks out again straight away, stop. Repeated resets hide a fault that is still there, and on a gas appliance that is not a risk worth taking.

Under the Gas Safety (Installation and Use) Regulations 1998, only a Gas Safe registered engineer may work on gas appliances. Never open the boiler casing yourself.

The makes we see most in KT10
