Bedford Park was the first garden suburb, and it still behaves like one

Big Victorians, mostly undivided, nearly all on an S-plan system.
Bedford Park went up between 1875 and 1886 to designs by Norman Shaw, the first suburb of its kind anywhere, and it is a conservation area with a good number of listed buildings inside it. The Grove Park and Chiswick Park grids either side are later and larger. Along the High Road and towards Turnham Green there are more conversions, but the bulk of W4 is whole family houses that kept their hot water cylinder. The S-plan is what makes this area diagnostically clean. A whole house here is usually plumbed with two motorised valves, one for heating and one for hot water, working independently. So heating on and hot water off is almost never the boiler. It is the hot water zone valve, the cylinder thermostat or the coil, and each of those costs a fraction of an appliance. The older arrangement, a Y-plan with a single mid-position valve, behaves differently: one part failing takes out both, or leaves you with heating you cannot switch off. Establishing which of the two you have is the first thing an engineer should do, and it decides the whole diagnosis.
Did you know Down at Strand-on-the-Green and the riverside roads the plant is often in a basement, below the drain. That means a condensate pump rather than a gravity run, and a condensate pump is a part that fails on its own without anything being wrong with the boiler at all.

Heating fine, hot water gone

The commonest call from W4, and on an S-plan it is one valve.
On a stored system, heating that works and hot water that does not points at the cylinder side. Three usual culprits: the motorised valve that diverts flow to the tank, the cylinder thermostat, and the immersion element. Each costs a fraction of a new appliance and each gets mistaken for one. On an S-plan the valve is the first thing to check, because it is the only component in the system whose sole job is hot water. When its actuator fails the boiler still fires perfectly for the heating and the tank simply never gets any flow. That is a part, not an appliance. An unvented cylinder is a pressurised store, so working on one is notifiable and needs a G3 qualification on top of Gas Safe registration. Plenty of firms hold one and not the other. Water running from a pipe outside? If it comes from a tundish, the cylinder is discharging and a safety device has failed. Turn the boiler off, isolate the cold feed if you can find the stopcock, and call. That is an emergency, not a booking for next week.

What hard water is doing to your boiler

The one thing a yearly visit genuinely prevents.
London water comes off the Thames and the Lea, both of which run through chalk. It measures roughly 277 milligrams of calcium carbonate per litre, and that figure is much the same across the city. Where it lands is what differs. In a combi it furs the plate heat exchanger and the hot water goes lukewarm. In a Bedford Park or Grove Park house that kept its cylinder it lands on the coil inside the tank instead, where it insulates the coil from the water it is meant to be heating. Same water, different part, and a scaled coil reads as a failing boiler often enough that boilers get condemned for it.
Two parts stop it, and they do different jobs. A scale reducer on the mains protects the hot water side. A magnetic filter on the return catches the magnetite that blocks exchangers and seizes pumps. Both go in during a yearly service, and a power flush deals with what is already in there.

Repair or replace

Age does not decide it. The failed part does.
A pump, a diverter valve, a thermostat or a fan is a repair on almost any appliance, whatever its age. A failed main heat exchanger on a boiler well past ten years is the point where the arithmetic stops working, and we will tell you that rather than sell you the repair. Chiswick asks the replacement question more than most areas, and often for the right reasons: the houses are big, the systems are old enough to be a decision, and the households are the sort who plan rather than react. The question worth asking first is whether the appliance failed or the system around it did, because an S-plan valve, a pump or a scaled cylinder coil will fail the same way again on a new boiler. Heating on, hot water off?

On an S-plan system that is almost always one valve rather than the boiler. Tell us which is working and which is not, and we can usually name the part before anybody sets off.

If you smell gas: do not touch any switches. Open the windows, leave the property, then call the National Gas Emergency Service on 0800 111 999. That line is free and open 24 hours. Call them before you call us. If a carbon monoxide alarm is sounding: get everyone out immediately, then call 999 if anyone feels unwell. Do not go back in until the property has been ventilated and checked. If the boiler locks out repeatedly: try one reset. If it locks out again straight away, stop. Repeated resets hide a fault that is still there, and on a gas appliance that is not a risk worth taking. Under the Gas Safety (Installation and Use) Regulations 1998, only a Gas Safe registered engineer may work on gas appliances. Never open the boiler casing yourself.

My radiators are hot but there is no hot water. Do I need a new boiler?

Almost certainly not, and on an S-plan system it is usually one valve. The motorised valve that feeds the cylinder has one job, so when its actuator fails the boiler still runs the heating perfectly and the tank simply never gets flow. How do I know whether I have an S-plan or a Y-plan?

Count the motorised valves near the cylinder. Two valves is an S-plan and the heating and hot water are independent. One larger valve with three pipes into it is a Y-plan, where a single part failing can take out both or leave heating you cannot switch off. It changes the diagnosis, so it is worth a look before you ring.

The boiler is in the basement and there is water on the floor. What is that?

Often the condensate pump rather than the boiler. Plant below the drain cannot run condensate away by gravity, so it uses a small pump, and that pump fails on its own without anything being wrong with the appliance. Turn the boiler off and call. That is an emergency rather than a booking for next week.

Do you repair Ideal and Worcester Bosch boilers in Chiswick?
